Job Description

As the Director of Commercial Real Estate, you will be the powerhouse leader behind our strategic approach to optimizing the commercial real estate portfolio. From lease administration to renewals, you will be the driving force ensuring our tenants receive "5-star" customer service while we maximize our potential.

Reports To: Vice President of Operations

Supervises: Commercial Manager

Key Responsibilities:

1. Leasing and Tenant Management:
  • Lease renewal negotiation and lease administration.
  • Oversee tenant relations, address issues promptly, and ensure high customer service.
  • Implement customer service initiatives to enhance tenant satisfaction and retention while ensuring work is billed correctly and allocated per the lease agreement.
2. Portfolio Management:
  • Monitor market trends and property performance to make informed strategic decisions.
  • Implement cost-effective measures to enhance the value of the portfolio.
  • Collaborate with the facilities team to maintain the asset in a "Five Star" manner and ensure that approved Capital Expense ("Cap-Ex") projects are on track.
  • Work with the development team to successfully onboard new tenants.
  • Ensure tenants are operating per their lease terms.
  • Optimize commercial software for tenants and team
3. Additional Rent Management:
  • Develop and administer NNN budgets for each property.
  • Work with vendors on the best pricing to drive the best value for pass-through expenses.
  • Collaborate with property management teams to properly implement additional charges and reconciliation processes
4. Financial Management:
  • Develop and manage budgets for commercial real estate properties.
  • Manage and optimize the organization's commercial real estate portfolio by maximizing net operating income (NOI), implementing effective cost controls, revenue maximization, and delinquency management.
  • Monitor financial performance, analyze variances, and implement corrective actions.
  • Collaborate with the accounting team to ensure accurate financial reporting.
5. Legal and Regulatory Compliance:
  • Stay informed about local, state, and federal commercial real estate regulations.
  • Collaborate with legal counsel and third-party experts as needed.
6. Team Leadership and Collaboration:
  • Train, lead, and motivate the commercial team.
  • Foster a collaborative and high-performance team culture.
  • Customer-first, problem-solving mentality.
  • Ability to predict (long term and short term) as well as ability to prioritize.
  • Collaborate with other departments, such as development, Finance, legal, and marketing, to achieve organizational goals.

Requirements

Qualifications and Attributes:
  • A bachelor's in business administration, Finance, or a related field.
  • Commercial Designation (CPM, ARM, ACoM).
  • A minimum of five years experience in commercial real estate management, focusing on portfolio optimization, CAM management, and tenant relations.
  • Knowledge of legal and regulatory aspects of commercial real estate.
  • Real Estate Salesperson/Broker license for Michigan.
  • Strong financial analysis skills and understanding of commercial real estate trends.
  • Excellent customer service with timely communication and follow-through skills.
  • Strong work ethic and proactive approach to creating and maintaining a superior commercial department.
  • Leadership, training, and team management experience.
  • Expert with commercial real estate leases, software, and technology.
